If you have an apartment on the Costa Blanca in Javea, Calpe, Cumbre del Sol in Benitachell,or any tourist area and wish to make the most out of it by renting during the Summer months , but are reluctant due to fear of damage or non-payments ;then allow us to give you some tips to prevent this from happening:
- In preparing the leasing contract make sure it includes an inventory of the household appliances and their condition signed by both parties,( may also include photos.)
- If you are going to rent to holidaymakers for short periods then request a deposit equivalent to twice the monthly rent agreed upon, (especially if your apartment is fully equipped with furniture, appliances, etc.. )
- Remember to check and go through house with the tenant on the same day the contract ends. If you notice any damage then the repairs must be made and deducted from the deposit in accordance with the invoice.
- The deposit requirement is law under Article 36 of la Ley 29/1994 de 24 de noviembre de Arrendamientos Urbanos.
- Of course, it is also wise to obtain insurance covering the home and it´s tenants .
If all of this sounds too complicated or you do not find yourself in the country for long enough to manage it all; then why not hand over the responsibility to a rental management company?.
